Both medians use a 12-month window ending at the latest rental-approval month in the HDB Renting Out of Flats dataset. Towns with fewer than 5 resale or 5 rental transactions in the window are omitted. The figure shown is gross yield — it does not deduct property tax, conservancy charges, agent fees, vacancy, or capital expenses. Sourced from data.gov.sg.
